According to a report by Magicbricks (October 2024), home prices in Gurgaon have gone up by 76% in just the last two years. This big jump is mainly because of better roads, new projects like the Dwarka Expressway, and more people wanting to buy homes here. The report further states that, on average, residences in Gurgaon now sell for approximately ₹14,650 per square foot, showing just how rapidly the city is expanding as a top destination for buyers and investors.

This level of growth is not just impressive, but it's a sign. A sign that Gurgaon is not just a city to watch out for, but it is the place to be.

The Infrastructure Advantage

Gurgaon's real estate market boom has really taken off, thanks to its growing infrastructure. One of the biggest improvements has been the Dwarka Expressway, a 29-kilometer road connecting Delhi’s Dwarka area to Gurgaon. Over the past 10 years, property prices along this expressway have gone up by 83%, rising from ₹4,530 per square foot in 2013 to ₹8,300 per square foot in 2023.

Due to this improved connectivity, houses close to the expressway are in high demand. So much so, over 80% of the 53,000 new housing units constructed during the last ten years are already sold! As access to Delhi and the rest of NCR is eased, more buyers are inclined towards purchasing houses in Gurgaon, which in turn has led to increasing property prices.

Employment Opportunities Driving Demand

Gurgaon has more than 1,000 companies, from start-ups such as Udemy and 1mg to international heavyweights such as Google, Microsoft, IBM, and Deloitte. It's a city where opportunities are limitless, and that translates to one thing for real estate: demand.

More professionals = more homes required. Basic math.

Improving connectivity within the NCR region is one of the major agendas of MPD-2041. Gurgaon is set to gain a lot from this. The metro extension project, together with new expressways and the Regional Rapid Rail Transit System (RRTS), will create better connectivity between Gurgaon, Delhi, along with other cities of the NCR. 

2. Focus on Sustainable Urban Development

Promoting green space, sustainable infrastructure, and mitigating urban heat island effects is another key objective of MPD-2041. Challenges to Watch Out For

Though MPD-2041 brings vast opportunities for the real estate market of Gurgaon, it also has some challenges. Lastly, regulatory compliance might be a challenge for builders, as new regulations might call for major shifts in current procedures.
